How it works

Our process

  1. Survey

    We assess the covering, the deck beneath it and the flashing details, and tell you plainly whether you are looking at a repair or a replacement.

  2. Specification

    Covering selected on exposure, roof geometry, budget and how long you intend to keep the property - not on whatever is quickest to install.

  3. Permitting

    Roof replacement is permitted work here, and the permit is pulled before anything is removed.

  4. Tear-off and deck work

    The old covering comes off, the deck is inspected, and any damaged sheathing is replaced. Re-nailing and the secondary water barrier happen at this stage.

  5. Installation and inspection

    Underlayment, flashing and covering installed, with inspections at the required stages.

The regional default, and for good reason: heavy, durable and well suited to sun and salt. Weight means the structure has to be checked before a switch from a lighter covering.

Standing seam metal

Long service life, excellent wind performance and sheds water fast. Higher up-front cost, and the detailing at penetrations is where quality shows.

Architectural shingle

The most economical route with a wide colour range. Shorter service life in this climate than tile or metal, so it suits shorter ownership horizons.

Flat & low-slope membrane

For flat roof sections, additions and modern parapet designs. Success is almost entirely about drainage falls and seam detailing.

Will a new roof lower my insurance?

Carriers price against wind-mitigation features, and roof age and construction are among the most significant. We cannot promise a particular saving - that is between you and your carrier - but we make sure the work is documented so it can be assessed properly.

How long does a roof last here?

Less than the same product would in a milder climate. UV, heat and salt air all shorten service life, and the answer varies widely by covering type and exposure. We will tell you the realistic expectation for the specification you are considering.
