How it works

Our process

  1. Survey and levels

    We establish existing levels and where water currently goes, which dictates the design more than any aesthetic decision.

  2. Design

    Layout, material and pattern chosen with the drainage strategy already resolved, not bolted on afterwards.

  3. Excavation and base

    The base is dug, compacted and built in layers. This is the stage that determines whether the surface is still level in ten years.

  4. Installation

    Pavers, stone or concrete laid, cut and set, with edge restraint where required.

  5. Finishing

    Jointing, sealing where appropriate, and a final check that water runs where it was designed to.

What this means in Fort Lauderdale

Drainage is the whole discipline here. Fort Lauderdale gets intense seasonal downpours onto flat, low-lying ground with a high water table, and every square foot of new paving is a square foot that no longer absorbs anything. Water has to be given somewhere to go that is neither your foundation nor your neighbour's property, and many municipalities also limit how much of a lot may be impervious. Permeable paving and properly graded falls are design decisions here, not upgrades.

Pool decks add chemistry to the problem. Chlorinated splash-out and salt systems attack unsuitable stone and the wrong jointing material, and a surface that is beautiful and blindingly hot underfoot in July is a failure whatever it looks like. Material selection accounts for both.

Roots are the third factor. Mature South Florida trees lift paving that was laid without allowing for them, and root barriers or a revised layout at design stage cost a fraction of relaying a terrace later.

Frequently asked

Pavers or poured concrete?

Pavers can be lifted and relaid, which matters over a high water table and near tree roots, and individual units can be replaced. Concrete gives a cleaner monolithic look but cracks are repairs rather than swaps. Both work here when the base is right.

Will a new driveway need a permit?

Often yes, particularly where it changes drainage, impervious coverage or the connection to the street. We confirm before starting.

Why did my last patio sink?

Almost always the base rather than the surface. Insufficient excavation, uncompacted fill or no drainage strategy will sink any material, however good it looked on day one.
