Do I need an architect and a separate structural engineer?
Most projects need both disciplines, but you do not need to hire and coordinate them separately. We produce the architectural drawings and bring in the structural engineering under the same contract, so the sets arrive coordinated rather than needing to be reconciled.
How long does Broward permitting take?
It depends on the scope, the reviewing authority and how complete the submission is. The largest controllable factor is the quality of the drawings: a complete, code-compliant set moves through review far faster than one that draws multiple rounds of comments.
Can you work from plans I already have?
Yes. We review existing drawings for code compliance and buildability, tell you plainly what needs revising for the HVHZ provisions, and take them through permitting from there.
