  1. Feasibility

    Before commitments are made we assess the lot: zoning envelope, setbacks, flood elevation, utility connections and what the site will realistically support.

  2. Design and budget

    Drawings and cost develop together, so the design that gets permitted is one that can actually be built for the number.

  3. Permitting

    We manage submission and review with the local authority through to an issued permit.

  4. Construction

    Shell, envelope, systems, finishes - sequenced with inspections booked in step and a single point of contact throughout.

  5. Close-out

    Final inspections, certificate of occupancy, walkthrough and documentation handover.

What this means in Fort Lauderdale

A custom home in Broward is a hurricane-engineered structure first. The High-Velocity Hurricane Zone provisions govern the continuous load path from roof sheathing to foundation, and every opening must carry a tested pressure rating. Reinforced concrete block construction is the norm here for exactly this reason, and it changes how the whole build is sequenced.

Flood elevation is the other decisive factor. Much of the city sits at low elevation, and the required finished floor height shapes the foundation, the approach, the driveway and where mechanical equipment can sit. On waterfront lots, seawall condition and dock permitting bring further agencies into the picture. These are constraints to design around from day one, not problems to discover during review.

Do you build on waterfront lots?

Yes. Waterfront work brings additional considerations - seawall condition, dock and marine permitting, and often stricter flood elevation requirements - which we assess during feasibility so they inform the design rather than interrupt it.

Can I use my own architect?

Yes. We build from other architects' drawings regularly. We review the set for buildability and HVHZ compliance first and raise anything that needs resolving before construction.
