The environment is the specification
Three things work on a Fort Lauderdale house continuously: salt carried inland on the wind, humidity that never fully lets go, and intense UV. Individually manageable. Together they shorten the life of anything specified for a milder climate.
This is not a reason to gold-plate everything. It is a reason to spend money where the environment actually attacks, and to stop paying for upgrades where it does not.
Where it genuinely matters
Fixings and hardware first. Salt attacks unsuitable metal quickly, and the failure is rarely the visible product - it is the screw or bracket holding it. Marine-grade stainless in exterior and near-opening applications is a baseline here, not an upgrade.
Exterior coatings second. Stucco moves and cracks; painting over that without repair lets wind-driven rain into the wall, and the coating then fails from behind. Preparation and the right sealer matter more than the number of coats.
Timber and millwork third. Humidity moves solid timber. Joinery detailed for a dry climate opens at the joints within a season, so expansion allowance and stable substrates are part of the design rather than the installation.
Where it matters less
Interior finishes in conditioned, well-ventilated rooms are not under the same attack, and there is little value in paying coastal premiums for them. The same goes for elements well inside the building envelope.
The honest version is that a good specification here is uneven. It concentrates spend at the envelope, the openings and anything wet or exposed, and takes a normal approach elsewhere.
Ventilation is part of the material question
It is easy to treat mould as a finish problem. It is usually an air problem. Bathrooms and laundries running air-conditioned against heavy outdoor moisture need extraction sized to the room and ducted properly to outside - not into a soffit. Without that, no coating will hold for long.
Spend at the envelope, the openings and anything wet or exposed. Salt attacks the fixings before the finish, and ventilation does more for longevity than any product.
